Gutters are one of the most overlooked aspects of property maintenance — until they cause a serious problem. Blocked or overflowing gutters are a leading cause of water damage, damp, and structural deterioration in UK properties. The cost of gutter cleaning is trivial compared to the repairs it prevents. Here is what you need to know.
What Gutters Do
Gutters collect rainwater from your roof and channel it safely away from the property through downpipes into drainage. The UK receives substantial rainfall — even regions in the south and east receive over 500mm per year. Over a year, the roof of a typical semi-detached house will collect well over 50,000 litres of rainwater. When gutters work correctly, that water is directed away from the building. When they fail, it goes somewhere else — usually into your walls, foundations, or roof structure.
How Gutters Get Blocked
UK gutters block primarily from leaves, moss, and plant debris. Trees shed leaves in autumn that accumulate rapidly, but gutters can also collect moss from roof surfaces, bird nesting material, soil washed from roof tiles, and even self-seeded plant growth in gutter soil.
A half-blocked gutter will still function reasonably in light rain but will overflow in heavier rain. A fully blocked gutter can hold standing water continuously — accelerating deterioration and supporting persistent vegetation growth.
What Happens When Gutters Fail
Penetrating Damp
Overflowing gutters direct water onto the external walls of the property. Over time, even brick and render absorbs water. This causes:
- •Penetrating damp on internal walls
- •Mould and condensation problems exacerbated by high moisture levels in walls
- •Frost damage to the external face of masonry (water in brick expands when it freezes, causing spalling)
Foundation Problems
Large volumes of water pooling at the base of the property rather than being directed away can, in extreme cases, saturate the soil around foundations and cause ground movement. This is more of an issue in clay soils (common in parts of Kent and South East London).
Rot in Fascias and Soffits
Gutters are attached to the fascia board — the horizontal board under the roof edge. When gutters overflow or leak, fascia boards are continuously wet. Timber fascias will eventually rot, requiring full replacement of both the fascia and the gutters. uPVC fascias are more tolerant but can still degrade at fixings.
Internal Ceiling Damage
In worst-case scenarios where gutters are completely blocked and overflow continuously, water can track back under the roof tiles at the eaves, causing water damage to the loft space, ceiling joists, and eventually the ceilings below.
How Often Should Gutters Be Cleaned?
A minimum of once per year is recommended for most properties. For properties near trees — particularly deciduous trees — twice yearly is strongly recommended: once in late autumn after leaf fall, and once in late spring.
For flat roofs, check and clear drainage outlets at the same frequency.
Signs Your Gutters Need Attention
- •Visible vegetation growing in gutters (plants are visible from the ground)
- •Water overflowing from gutters during rain
- •Damp patches on external or internal walls below roof level
- •Marks or staining on walls below the gutter line
- •Rust or staining on fascia boards below gutters
- •Visible sag in gutters (standing water weight)
- •Gutters visibly pulling away from the fascia
What a Professional Gutter Clean Includes
A professional gutter cleaning service typically includes:
- •Safe access using ladder or scaffolding (high-reach vacuum systems are now widely used)
- •Manual clearance of all debris from gutters
- •Checking and clearing all downpipe outlets
- •High-pressure water flush of gutters to check flow and identify blockages
- •Downpipe clearance if blocked
- •Visual inspection and report of gutter condition, joints, and brackets
- •Photographed report of condition before and after (good companies provide these)
Cost and Frequency
For a typical semi-detached or terraced property in Dartford, Bexley, or the surrounding area, a professional gutter clean costs £80-150. For detached properties with larger roof areas or particularly difficult access, £150-250 is typical.
Given that replacing rotted fascia, soffit, and gutters can cost £1,500-4,000, and penetrating damp treatment inside a property can cost £1,000-3,000, a £100-150 annual investment in gutter cleaning provides extraordinary value.
