What areas do you cover?
We cover a wide area across Kent and South East London, including Dartford, Gravesend, Bexley, Bromley, Greenwich, Lewisham, Southwark, Lambeth, Woolwich, Eltham, Sidcup, Orpington, Swanley, Erith, Belvedere, Crayford, and many more. How long have you been in business?
Premier Property Solutions was founded in Dartford in 1996, giving us 28+ years of experience in property maintenance across Kent and South East London.
Are you insured?
Yes, we carry comprehensive public liability insurance (£5 million) and employer's liability insurance. Certificates are available on request.
Do you provide free quotes?
Yes, we provide free, no-obligation quotes for all work. For smaller jobs we can often quote over the phone or by email; for larger projects we will visit the property to assess the scope before providing a written quote.
What payment methods do you accept?
We accept bank transfer, cheque, and major credit/debit cards. Invoices are typically issued on completion for straightforward jobs; larger projects may involve staged payments agreed in advance.
Gas Safety & Boilers
How often do I need a gas safety certificate as a landlord?
Landlord gas safety certificates (CP12) must be renewed every 12 months. You must provide a copy to tenants before or on the day they move in, and within 28 days of any subsequent annual check. Failure to comply is a criminal offence.
Are your gas engineers Gas Safe registered?
Yes, all our gas engineers are Gas Safe registered. You can verify their registration on the Gas Safe Register website using their individual registration numbers, which they carry on their ID card.
How long does a gas safety certificate take?
A standard gas safety inspection takes approximately 30-60 minutes, depending on the number of appliances. The certificate is issued on the same day.
My boiler is making a noise — do I need a service or a repair?
Unusual noises from a boiler (banging, kettling, whistling) often indicate a specific fault rather than simply needing a service. We recommend a diagnostic visit so our engineer can identify the cause. Some issues found during a service can be rectified at the same visit.
How much does a new boiler cost?
Boiler costs vary considerably depending on the type (combi, system, or conventional), brand, and complexity of the installation. As a guide, a Worcester Bosch combi boiler supply and installation typically costs £2,000-3,500. We provide fixed-price quotes before any work begins.
Property Maintenance
Do you offer emergency maintenance?
Yes, we provide 24/7 emergency call-out for genuine property emergencies including burst pipes, boiler failures, roof leaks causing water ingress, and security issues. Our emergency number is 07542 608203.
Can you deal directly with my tenants?
Yes, and many of our landlord clients prefer this arrangement. We can liaise directly with tenants to agree access times, carry out the works, and report back to you on completion — keeping you fully informed without requiring your direct involvement at every step.
Do you offer maintenance contracts for landlords?
Yes, we offer tailored maintenance contracts for landlords with one or more properties. These typically include scheduled inspections, priority response for reactive works, and fixed or preferential pricing. Contact us to discuss a package suited to your portfolio.
What is the difference between reactive and planned maintenance?
Reactive maintenance is responding to something that has already broken or been reported as a fault. Planned maintenance is proactively scheduling inspections and works to prevent problems before they occur. A mix of both — predominantly planned — is the most cost-effective approach for landlords.
Refurbishments
Do you manage the whole refurbishment project?
Yes, we project manage refurbishments of all sizes, coordinating all required trades — plumber, electrician, tiler, plasterer, decorator, and carpenter — under a single contract with you. You deal with us rather than managing multiple separate contractors.
How long does a bathroom refurbishment take?
A standard bathroom refurbishment typically takes 5-8 working days. More complex projects involving structural work, wet room installation, or underfloor heating may take longer. We provide a programme with your quote.
Can I supply my own materials?
Yes, clients are welcome to supply their own sanitary ware, tiles, or kitchen units. Be aware that lead times for client-supplied materials are beyond our control, and we cannot warranty materials we have not supplied ourselves.
Do you carry out HMO conversion and refurbishment?
Yes, we have extensive experience with HMO conversions and refurbishments, including fire door installation, mains-wired fire detection, room layout optimisation for licensing compliance, and all associated works. We are familiar with the licensing requirements across the councils we operate in.
Painting & Decorating
How long does it take to decorate a 2-bedroom flat?
A full interior redecoration of a 2-bedroom flat (all rooms, ceilings, walls, and woodwork) typically takes 3-5 days depending on the condition of the surfaces, paint specification, and how much preparation is needed.
Do you do exterior painting?
Yes, we carry out exterior painting including masonry/render painting, timber window frames, fascias, soffits, and doors. We use quality weatherproof coatings and work with appropriate safe access equipment for elevated surfaces.
What paint do you use?
We use quality trade paints from leading brands including Dulux Trade, Crown, and Johnstone's. We can also use client-specified paints if preferred. For rental properties we typically recommend washable, durable matt emulsion for walls and durable satin for woodwork.
